We believe buying a holiday home should feel straightforward and honest. That means giving you a clear picture of what ownership at Coastal Kippford costs before you commit to anything.
Lodge and static caravan ownership costs broadly fall into two categories: the purchase price of your home, and the ongoing annual costs of keeping it on the park. Both are explained below.

*Pitch fees include ground maintenance and land drainage. Rates include water, sewerage and refuse management.
Our Holiday Home Insurance scheme provider is Arthur J. Gallagher Insurance Brokers Limited (Gallagher). We act as an introducer for Gallagher and can request they contact you to arrange a quotation should you wish. We chose Gallagher because their team has over 300 years of combined experience and are adept at developing insurance packages.
For the safety of our holiday home
Owners and Guests we insist on annual gas safety checks for all holiday homes. Checks can be organised by asking at Reception. The cost of a gas safety check is currently £60 inclusive of VAT.
Gas bottles for caravans can be ordered and delivered weekly through Reception. A 19kg gas bottle costs £60.20. Each lodge is served by a tank located on or adjacent to each plot. There is an annual admin charge of £60 inclusive of VAT for billing and maintenance, and a quarterly standing charge of £16.55 inclusive of VAT for the rental of the tank (£66.20 per year). Gas is supplied by Calor at cost.
It’s important during the Winter months that holiday homes are ‘drained down’ between visits as a defence against frost damage. Our Wardens will show you how to drain down you lodge or caravan so you are able to do this. Many holiday home Owners ask the Park to provide this service for them which we are happy to do. The cost for this Multiple Winter Service (unlimited drain downs and reconnections) is currently £225 inclusive of VAT.
Each holiday home has its own electricity meter. Readings are taken on date of entry and invoiced
twice yearly (March and September). We ‘shop around’ to ensure competitive tariff rates. Please
contact Reception for current tariff information.
What’s included in your purchase price
Every holiday home at Coastal Kippford, whether a new or pre-owned lodge or caravan, is priced to include siting on your chosen plot, full decking installation, and connection to mains services (electricity, water, and drainage). There are no unexpected extras at point of purchase.
Annual pitch fees
Pitch fees cover your right to site your holiday home on the park and include access to all park facilities, 24-hour staffing, grounds maintenance, and the general upkeep of the park to its current 4-star standard. Pitch fees are reviewed annually and communicated clearly in advance. You will receive full details as part of your pre-purchase information pack. These start from £4176 per year.
Other annual costs to plan for
In addition to pitch fees, owners typically budget for utility costs (metered electricity and water), annual service and maintenance of the holiday home itself, building and contents insurance, and any optional extras such as TV and broadband subscriptions. Our team are happy to walk you through typical annual running costs so you can plan with confidence.
Our commitment to transparency
Coastal Kippford is a member of the Holiday and Residential Parks Association (HARPA), and our contracts are produced in line with industry-agreed standards developed with the Office of Fair Trading. You will always know what you are agreeing to.
Offset your running costs
You are more than welcome to rent out your holiday home. We charge an annual fee to rent out your caravan or lodge to cover administration costs and customer service.
