Holiday Home Sales
- We encourage all potential buyers to take time to read all the details of our Purchase Agreement and the related Licence Agreement. Should you decide not to proceed within a period expiring 5 days after the date of the Purchase Agreement, you can cancel by giving us notice in writing or by email to info@kippfordholidaypark.co.uk without penalty. Where you cancel outside the 5 day ‘cooling off’ period this represents a breach of the agreement and, we will be entitled to retain the deposit in full and to recover any losses above the value of the deposit as a consequence of the breach or of your failing to complete the purchase within the timescale agreed.
- We will notify you in writing when the holiday home (in the case of a new caravan or lodge when it is sited and) is ready for use. Any date given for the Start Date is approximate only and we shall not be liable for any delay if this occurs as the result of any cause beyond our reasonable control.
- We expect you to pay the balance due for the purchase of the holiday home within 28 days after we have notified you under clause 2 above that it is ready for use. If you do not pay the balance due within 28 days after the day we inform you the holiday home is ready for use, we reserve the right to charge interest at 4% per annum over base rate from time to time of Clydesdale Bank to cover the period from the end of that month until payment actually takes place.
- If the rate of value added tax changes between the date of your order and the date of completion we will make the necessary adjustments to the amount of value
added tax charged to you. - Risk of damage to or loss of the holiday home and ownership of the holiday home shall pass to you upon payment of the balance due actually taking place. You should therefore ensure that your insurance arrangements to come into effect from that date. Please check your Licence Agreement to ensure you meet the insurance requirements and ask us about cover that may be available through our agency.
- Nothing in these conditions will reduce your statutory rights relating to faulty or mis- described goods. For further information about your statutory rights we recommend you contact your local authority Trading Standards Department or Citizens’ Advice Bureau.
Barnbarroch Lodge Holiday Let Terms & Conditions
- Barnbarroch Lodge is non-smoking.
- A maximum of 2 pets are welcome.
- Pets must not be left alone in the house.
- We do not guarantee that photographs in our brochure and on the website are identical to the accommodation.
- Maximum occupancy is for the number of bed spaces provided.
- The number of people occupying the holiday home must not exceed the number booked to come unless arranged with us in writing before arrival.
- Check in is available from 4pm; please go directly to Barnbarroch Lodge. We will contact you a few days before your arrival with check in instructions. Please advise us if your expected time of arrival is going to be after 5pm.
- Upon departure, please return the keys to Kippford Holiday Park reception by 10am.
- Unless prior notice of late arrival has been given and acknowledged, we reserve the right to re-let accommodation if Guests have not arrived by 12 noon the day after the arrival date, without refund.
- When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
- A refundable deposit of £125 is required to be paid at time of balance payment. It will be refunded within 7 days after departure provided the accommodation is left in a satisfactory condition and no damages have occurred.
- Holidays must be paid for in full at least 21 days before holiday commences.
- Please report any damage or breakages as soon as possible so that we may replace or repair them for you. This may be charged for.
- Guests must accept responsibility for their own property/possessions.
- We may ask you and/or members of your party to leave immediately if your conduct is considered by us to infringe our rules or is likely in our belief to impair the enjoyment or comfort or safety of other guests and/or staff. No refunds will be given in these circumstances. We also have the right to recover from you any costs resulting from any damage caused by you or others in your party.
- Guests must leave the accommodation in a clean and tidy condition.
- The speed limit on Kippford Holiday Park is 10 mph and must be adhered to. ‘Quiet times’ are from 10pm to 10am.
- We would draw to your attention that in damp or wet weather conditions the grass slopes can become very slippery. You are advised to keep to the roads and paths.
- Parents/Guardians are advised to always supervise children whilst on Kippford Holiday Park, even while children are at the play areas, as the equipment is not always suitable for every age group.
- Parking is available for several cars.
- All our prices include VAT, where charged.
Pets
- Kippford Holiday Park (Coastal Kippford) and Barnbarroch Lodge Holiday Let are pet friendly.
- We accept dogs other than any of the breeds subject to the Dangerous Dogs Act 1991.
- Cats are not encouraged at the house, due to our conservation concerns. If brought, they may only be kept inside the car or holiday home. They are not permitted to be on verandah/patio, or exercised outside unless on a lead.
- Other small pets which live in a cage, aquarium or similar may be permitted.
- Dogs, cats and other pets are not permitted in any of our shower blocks.
- You must tell us before you visit if you plan to bring a pet and answer any reasonable question about them and their suitability for our park environment. If we are not satisfied that the pet is suitable for our park environment, we may tell you that you cannot bring them. This is because we cannot allow the safety of others to be put at risk.
- Your pet must be supervised by and under the control of you, or of a responsible adult in your party, at all times. This means you may not leave the pet unsupervised in the house or anywhere on the park at any time, apart from small pets which live in a cage, aquarium or similar. Nor may you leave the pet under the supervision of any person aged under 18. These rules apply even if the pet knows the park well and you believe them to be well-behaved. They are never allowed on furnishings, beds or bedding.
- If you do not supervise and control your pet, we are likely to ask you to remove it from the park straight away. This is because we cannot allow the safety of others to be put at risk.
- If you see another pet anywhere on the park which does not appear to be supervised by and under the control of a responsible adult, or whose behaviour gives a cause for concern, please tell us straight away.
- You must keep your dog on a lead at all times when on the park. Please clean up all defecates in the garden/park.
- The behaviour of pets must not cause any nuisance, undue noise or disturbance.
- Nothing in these Park Rules prevents you or any member of your party from bringing an assistance dog, or from using the dog exactly as at home if this is required to support a disability, and Assistance Dogs UK or any successor body has issued an Identification Book or other appropriate evidence.
After Sales, Our Complaints Policy and Guarantee
If you are not happy about the service you receive from us, please contact us as soon as possible and we will try to resolve your concern. Your statutory rights are not affected.
Holiday Insurance
Kippford Holiday Park does not offer holiday insurance, but we recommend that you source your own cover.
Cancellation
In the event of guests having to cancel their holiday, they will be liable for the full cost of the period originally booked. Should we be able to re-let the accommodation, a refund less 20% will be made.
Private Holiday Lets
Privately owned lodges and caravans for hire can be booked directly with the holiday home Owner. Owners may have their own Terms and Conditions; please check when booking. Park Rules must be adhered to at all times.
Touring & Camping
- We do not guarantee that photographs in our brochure and on the website show actual pitches you will use.
- Dogs are welcome on a lead – unless on our 1km dog walk – must be under control at all times and be toileted off the park.
- We cannot guarantee the allocation of a particular pitch but try to do so when requested.
- Clients may take possession of their pitch from 12 noon on the day of their arrival. Clients must vacate the pitch by 11am the day of departure.
- Unless prior notice of late arrival has been given and acknowledged we reserve the right to re-let pitches without refund if clients have not arrived by 12 noon the day after the arrival date.
- Any damages/faults that you may find to park fixtures, fittings or equipment, please report them to Reception and we will do our upmost to rectify/repair them.
Cancellation Arrangements
- In case of a client having to cancel, the deposit of your holiday paid is non-refundable.
- If total balance of holiday has been paid in full, the remainder minus the deposit will be refunded.
General Policies & Information Relating to Holiday Home Rentals, Touring & Camping
- Clients must accept responsibility for their own property/possessions whilst on the park.

- Barbecues must be raised off the ground but not used on park benches.
- Strictly no fires allowed.

General Policies & Information Specific to Touring & Camping
Carbon Monoxide Awareness – Never take a portable barbeque or lit charcoal into an enclosed space, ie. a tent, caravan or awning. Please ensure camping lights and stoves are clean and properly adjusted.
In extremely cold weather water may not be available on the super pitches. In winter some toilet blocks may be closed however there will always be toilet and shower facilities available on the Park.
Should you experience difficulty in driving plastic pegs into the ground do please ask us to lend you heavy steel ones.
After Sales, Our Complaints Policy and Guarantee
If you are not happy about the service you receive from us, please contact us as soon as possible and we will do our utmost to resolve your complaint.
In the unlikely event you have a dispute and our own internal complaints handling procedures do not resolve your complaint you can use Alternative Dispute Resolution (ADR) to solve your consumer problem. (ADR) describes a variety of ways of solving a consumer problem without having to go to court.
Reliance on information
Information provided on the website although accurate to the best of our knowledge should not be relied upon as being genuine fact. We therefore disclaim all liability and responsibility arising from any reliance placed on commentary or other materials posted or featured on our site by any visitor to our site or by anyone who may be informed of any of its contents.
Our site changes regularly
We aim to update our site regularly and may change content at any time. Any of the material on our site may be out of date at any given time and we are under no obligation to update such material.
