Our Park is open all year which means our holiday home Owners can enjoy all four seasons and unlimited holidays throughout the year!

Site Fees

Our site fees comprise two elements – Pitch Fees and Rates.

Pitch Fees (1 January to 31 December)

Includes Grounds Maintenance and Land Drainage

Caravans – £3,292 (2022)

Lodges (except Reiver and Pinelog) – £4,113 (2022)

Lodges (Reiver and Pinelog) – £4,317 (2022)

Rates (1 April to 31 March)

Includes Water, Sewerage and Refuse Management

Caravans – £645 (2022-23)

Lodges – £894 (2022-23)

Our Holiday Home Insurance scheme provider is Arthur J Gallagher Insurance Brokers Limited.  We chose Gallagher because their specialist team has over 300 years of combined experience and are adept at developing insurance packages to make sure you get comprehensive cover at a competitive price.  Quotes are available from the park on request.  Details will be sent out prior to renewal, ie. before 1 July each year.

Gas Checks

For the safety of our holiday home Owners and Guests we insist on annual gas safety checks for all holiday homes whether rented or for private use.  Checks can be organised via Reception.  The cost of a gas safety check is currently £54 inclusive of Vat.

Other variable costs


annual costs of holiday homesCaravans – Gas bottles can be ordered and delivered weekly by contacting Reception.  Each 19kg gas bottle costs £60.20 inclusive of Vat.

Lodges – Each lodge is served by a tank located on or adjacent to each plot.  There is a small annual admin charge of £54 inclusive of Vat for billing and maintenance, and a quarterly standing charge of £16.55 inclusive of Vat for the rental of the tank (£66.20 per year).  Gas is supplied by Calor at Cost.


Each holiday home has its own electricity meter.  Readings are taken on date of entry and invoiced annually, around October each year.  We ‘shop around’ to ensure competitive tariff rates.  Please contact Reception for current tariff information.

Other costs (optional)


It is important during the Winter months that holiday homes are ‘drained down’ between visits as a defence against frost damage.  Our Wardens will show our holiday home Owners how to drain down their lodge or caravan so they are able to do this process themselves.  Many holiday home Owners ask the Park to provide this service for them which we are happy to do.  The cost for this Multiple Winter Service (unlimited drain downs and reconnections) is currently £200 inclusive of Vat.
