What are Site Fees?
Site Fees are standard practice across holiday parks. They are annual costs charged by holiday parks to holiday home Owners covering a range of services to ensure an enjoyable experience every time you visit your holiday home.
Below we have detailed all there is to know about Site Fees at Coastal Kippford, so you can buy your new holiday lodge or caravan with confidence.
At Coastal Kippford our Site Fees comprise two elements – Pitch Fees and ‘Rates’.
Pitch Fees at Coastal Kippford
Annual Pitch Fees cover grounds maintenance and land drainage for the period 1 January to 31 December. We have a fantastic team of groundsmen who work tirelessly in all weather conditions to maintain the appearance of the Park; over 25 acres of stunning, hilly and landscaped parkland.
Pitch Fee payment can be made in full on 1 January each year. Alternatively, you can spread the cost over 10 monthly standing order payments commencing 1 November the previous year to 1 August for the full year following.
The Pitch Fee for Coastal Kippford in 2022 is as follows:
Caravans – £3,292
Lodges (except Reiver and Pinelog) – £4,113
Lodges (Reiver and Pinelog) – £4,317
‘Rates’ at Coastal Kippford
Coastal Kippford ‘Rates’ include Water, Sewerage and Refuse Management.
Rates cover the period 1 April to 31 March every year and are invoiced around June. They are payable in full on receipt of the invoice.
The ‘Rates’ for Coastal Kippford in 2022-2023 is as follows:
Caravans – £645
Lodges – £894
Other Fees at Coastal Kippford
At Coastal Kippford we like to lay out all costs at the start, so you know exactly what to expect throughout your holiday home journey. This includes costs such as insurance, gas safety check and utilities.
To help you protect your holiday home we have an arrangement with insurance scheme provider Arthur J Gallagher Insurance Brokers Limited. We chose Gallagher because their specialist team has over 300 years of combined experience and are adept at developing insurance packages to make sure you get comprehensive cover at a competitive price. When you purchase a holiday home we can arrange an insurance quote on your behalf. In subsequent years, you will receive a renewal quotation direct from Gallagher. Insurance cover runs from 1 July to 30 June each year.
An annual Gas Safety Check is mandatory for the safety of all holiday home Owners and guests. Safety checks can be arranged through our office with local plumbers. The cost is currently £54.00 (inclusive of Vat). Other services such as annual boiler servicing is also available at an additional cost.
Gas is supplied to Caravans by 19kg bottles at a cost of £60.20 each (inclusive of Vat). Gas bottles can be ordered from Reception and are delivered weekly (every Friday morning) by our groundsmen. Lodges are supplied by Calor tanks; there is a small annual admin charge of £54.00 (inclusive of Vat) for billing and maintenance, and a quarterly standing charge of £16.55 (inclusive of Vat) for the rental of the tank (£66.20 per year). Gas is supplied by Calor at Cost.
Electricity for holiday homes at Coastal Kippford are usually billed on a yearly basis around October. Each holiday home has its own electricity meter which ensures you are only charged for the electricity you use. Because the cost of electricity is constantly in flux, we shop around to secure the best deals.
